FAQ's - Sellers

  1. What if the buyer tears up my house?
    We can appreciate your fears and concerns, but rest assured that we take time to carefully screen our buying families. Since we will be acting as your management company during this process, it will be our responsibility to make sure that any damage is repaired.
  2. Can you guarantee that you're going to buy my home in 5 years?
    Because of our careful screening process, most buyers will actually purchase your property before the 5 year commitment.  However, what you view as a worst-case-scenario might not be nearly as bad as you think.  Consider this: In five years from now you will have benefited from somebody else making all of your mortgage payments and managing your property.  You will have benefited from somebody else paying down your principal yet, as the owner, you will still have received all of the depreciation benefits and write-offs.
  3. How are YOU getting paid?
    We do not ask you to pay us any commission as a seller at all.  Our motivation for the deal is profiting from the appreciation and monthly rent checks.  I'm sure you can appreciate the fact that we are in business to make a profit.
  4. Why shouldn't I just list my property with a realtor?
    You certainly can list with a realtor - that is the option the the majority of people take. However, a realtor is not going to pay your mortgage for you while your property sits on the MLA. What a realtor will do, however, is take 6% of your sale price (that's $12,000 for a $200,000 home) at closing (whenever that finally is).  I am offering to pay you top dollar for your property, make your monthly mortgage payments, and perform all of the maintainance and management for you (free of charge).  If you do list with a realtor and it doesn't sell at the end of your contract please feel free to contact me in the future.
  5. So what do I do during the time period that you're taking care of my property?
    Nothing. Nada. Zilch. You sit back and forget about your property until the closing agent sends you the closing documents and a check!
